Questions

Questions we hear

If yours isn't here, call or send a note.

How does an estimate work?

We walk the house and write a comparison first. After you choose an option and the drawings are done, the price comes in writing before you sign the build agreement.

What changes the price?

Size, the foundation and what the structure needs, how much of the house changes, finishes and systems, and permits. The pricing page walks through each.

Who pulls the permits?

We do, and we answer the reviewers. Building permits in Mecklenburg County come from Mecklenburg County Code Enforcement.

How long does a project take?

The schedule is in your contract, and it depends on the permit and the weather. A bump-out is shorter than a second story.

Are you licensed?

Yes. Our North Carolina general contractor license, our lead certification and our insurance are on the credentials page, with a link to look us up.

My house was built before 1978. What does that mean?

Paint from before 1978 may contain lead, and the EPA's renovation rule covers paid work that disturbs more than 6 square feet of paint inside or 20 outside, and always covers window replacement and demolition. Our certification is on the credentials page, and we tell you what the rule means before work starts.

What happens if you find something behind the wall?

We stop, show you, write up the fix and the price and wait for your signature.

What if I want to change something?

A change is written, priced and signed by you before the work moves.

How and when do I pay?

A deposit at signing, then payments tied to finished work, each with a lien waiver. The contract states the schedule.

Who will be in my house?

Your superintendent and our own carpenters. Other trades are scheduled and named in advance.

Do you offer a warranty?

We'll give you the terms in writing before you sign, in plain words, with what's covered and for how long.

What don't you do?

New houses, roof-only jobs, repairs smaller than a room and commercial buildings.

Can we live in the house?

For a bump-out, mostly. For a second story, sometimes. The comparison for your house says which.
